Terms and Conditions

As a small business, the incidence of clients not turning up for a booking, or cancelling or curtailing their stay at the last minute has a big impact on our ability to offer the best accommodation at the best prices. 

Unfortunately, it has become necessary to adopt an industry standard set of terms and conditions relating to reservations at Lea Cottage. We aim to be fair and reasonable with these, and trust that our guests will understand why we need to do this. If you would like any further clarification, please do not hesitate to contact us.

Our aim is always to go the extra mile to help our guests make the most of their stay with us.

Cancellation or Curtailment. 
Your booking and room reservation forms a legally binding contract between you and Lea Cottage B & B, which is owned and managed by David and Val Barker.

When you book with us, either by phone, by email, or letter, we will ask for a credit card number to confirm the booking. No money will be taken from the card at the time of booking, but if you fail to arrive on the due date, the full cost of the booking will be charged to the card. Should you cancel the booking less than fourteen days before the start date of the booking, then we reserve the right to charge that card for the full cost of the booking. By entering into this agreement, you are authorising us to make the above charges to the specified card without any additional cardholder consent being required.

If you do not wish to book by credit or debit card, we will ask you, at the time of booking, to send a cheque to the value of the first night’s booking which will be banked to confirm the booking. The balance of the cost can then be paid by cheque, guaranteed by a bankers card, or by cash.

In the case of cancellation or curtailment, we will endeavour to re-let the room(s), and at our sole discretion, we may waive part of the charge if re-occupied. If the value of the booking is replaced in full, we will waive the charge.

We strongly recommend that you have travel insurance in place to cover the cost of cancellation or curtailment.

At Lea Cottage we have a strict no smoking policy within the house and its immediate environs. Any bedrooms suffering from residual tobacco odours, require special cleaning, and have to be aired for at least 24 hours. This can mean us having to cancel our next booking, and having to find alternative accommodation for the guests. In such circumstances we would pass on all charges, both actual and loss of business, by charging the costs to the credit card given to secure the booking. 

Damage or loss of property.

If any damage occurs to item(s) belonging to Lea Cottage, or to Lea Cottage itself, as the result of any wilful act, or because reasonable precautions were not taken, or if any items go missing from the property, we reserve the right to charge for any subsequent cleaning, repair, or replacement. In such circumstances, the costs will be charged to the credit card used to make the booking, without prior consent being required, against invoice(s) that will be provided for the costs incurred.
